New flooring needs a sound base. Share your plans with Raleigh Flooring Contractors HQ.
If a floor feels soft, has visible water damage or moves underfoot, describe that issue before choosing the finish material.
What needs to be checked
Damage may only become visible when old flooring is removed. A stained surface, a loose panel and a weakened section need different responses; appearance alone does not settle the scope.
Ask how the contractor will identify the affected area and check what is below it. Plumbing, wiring and supporting framing can influence the work.
Moisture should be traced to its source. Replacing a panel without resolving a continuing leak risks damaging the new flooring as well.
Agree on a discovery allowance
Before removal, an estimate may only include a limited allowance for hidden repairs. Ask how additional work will be photographed, priced and approved before it goes ahead.
The repair plan should explain what is being removed, what supports the new material and how the finished surface will meet the flooring requirements.
Know when the scope has grown
Damage involving supporting framing can extend beyond an ordinary floor covering job. Ask the responsible contractor to confirm the appropriate trade and local approval requirements.
Once repairs are complete, the base still needs the flatness and moisture condition required by the new floor. Structural soundness and a suitable installation surface are separate checks.
Does a soft floor always need complete replacement?
No. The cause, area and supporting structure determine the repair. Have it assessed before accepting a full replacement scope or covering the problem.
